Co-Hosting

For local owners or investors looking to optimize their STR’s Key Metrics and hand over operations to a professional Co-Host, but prefer more control over maintenance and payments.

Key Metrics goes to work for the property owner to accomplish the shared goals of optimizing booking revenue, turnover times, and maintenance coordination, sharing a % of the booking for those services. We do better, when the owner does better!

We will operate and optimize your listings to perform at the premium level vs comparable properties, maximizing the Key Metrics for the property. We implement industry best practices, leverage dynamic pricing models, highlight amenities, and showcase your market strategy so your property will stand out.

With this option, the Owner receives the booking revenue, pays service providers, and compensates Key Metrics as a co-host with a management fee for each successful booking. Key Metrics will coordinate and manage cleaning and routine maintenance services, while the owner will be responsible for scheduling repairs and general improvements.

Full Service Property Management

For owners or investors who prefer passive income from their top performing, turnkey property, managed end to end by Key Metrics.

Key Metrics will run and operate a professionally managed short term rental, optimizing booking, consulting on design and amenities, managing cleaning services, handling all maintenance, and monitoring reviews and feedback closely to ensure a mutually positive experience for guests, neighbors, and owners.

With this option, Key Metrics will receive all booking payments, pay service providers, and provides a payment to the owner each month. All scheduled maintenance and repairs are managed by Key Metrics, and major repairs are authorized by the owner prior to proceeding.

Management Services

Put us to work.

  • Contact us and provide some details about your property, objectives, what hosting or management services you’re interested in Key Metrics taking on for you.

  • We’ll conduct a desktop assessment of your property including: listings, marketing material, key metrics performance, and comps in the market.

  • If the property fits into our management model, we’ll schedule a kickoff call to speak with you, learn about the history of the property, it’s current occupancy, and your expectations for management.

    We’ll discuss the market and opportunities for improvement on the Key Metrics.

    If interested, we’ll schedule a walkthrough.

  • We’ll inspect the property at a pre-scheduled time to ensure no guests or renters are disrupted.

    We will run through our checklist for each room, inventorying the property and taking a pictures for our report.

    We prefer to have the owner on site (or on a video call) for the walkthrough, to answer questions.

  • We’ll present our property performance review, walkthrough inventory, market analysis, proposed updates to the property, and management plans for your review in our Key Metrics Management Proposal.

    We’ll schedule time to walk through each section of the analysis and proposal, and answer any questions you may have.

    We’ll provide a full copy of the proposal and analysis for you to review.

  • Upon accepting the Management Proposal, we’ll get right to work on implementing the planned updates along our planned timeline.

    We’ll onboard your property to our tech stack, integrating your property to live monitoring across multiple booking sites, dynamic pricing tools, automated communications, and service provider management systems.

    We’ll coordinate maintenance service providers, cleaners, and bring in a professional photographer to shoot high resolution and staged pictures to make your property stand out.

    We’ll update the listings, adding meta data and keyword optimized descriptions to improve search performance.

    We’ll conduct a final walkthrough before re-listing the property to ensure that updates and installation of new amenities are complete.

Dedicated Management

Unlike the big property managers, our work is not done after onboarding. We are a small team of dedicated managers who are local, and know your property personally. We work 1×1 with you and service providers (or do the service ourselves) to keep your property operating at the highest standard.

We will review your property’s performance weekly, reading and responding to reviews, and constantly making updates to your listing, pricing, minimum stay, to boost bookings and stay atop the algorithms and competition.

Guest and Owner Experience are Key Metrics, so prompt and friendly communication is part of our hospitality mindset in everything we do. We’ll work with you to resolve issues quickly and professionally, to keep your property at the top of it’s game!

We’ll provide an owner statement each month with our key metrics and projections for your review and host office hours each week, so we’re always available.
