How it works:

Contact us and provide some details about your property, objectives, what hosting or management services you’re interested in Key Metrics taking on for you.

We’ll conduct a desktop assessment of your property including: listings, marketing material, key metrics performance, and comps in the market.

If the property fits into our management model, we’ll schedule a kickoff call to speak with you, learn about the history of the property, it’s current occupancy, and your expectations for management.
We’ll discuss the market and opportunities for improvement on the Key Metrics.
If interested, we’ll schedule a walkthrough.

We’ll inspect the property at a pre-scheduled time to ensure no guests or renters are disrupted.
We will run through our checklist for each room, inventorying the property and taking a pictures for our report.
We prefer to have the owner on site (or on a video call) for the walkthrough, to answer questions.

We’ll present our property performance review, walkthrough inventory, market analysis, proposed updates to the property, and management plans for your review in our Key Metrics Management Proposal.
We’ll schedule time to walk through each section of the analysis and proposal, and answer any questions you may have.
We’ll provide a full copy of the proposal and analysis for you to review.

Upon accepting the Management Proposal, we’ll get right to work on implementing the planned updates along our planned timeline.
We’ll onboard your property to our tech stack, integrating your property to live monitoring across multiple booking sites, dynamic pricing tools, automated communications, and service provider management systems.
We’ll coordinate maintenance service providers, cleaners, and bring in a professional photographer to shoot high resolution and staged pictures to make your property stand out.
We’ll update the listings, adding meta data and keyword optimized descriptions to improve search performance.
We’ll conduct a final walkthrough before re-listing the property to ensure that updates and installation of new amenities are complete.
Dedicated Management
Unlike the big property managers, our work is not done after onboarding. We are a small team of dedicated managers who are local, and know your property personally. We work 1×1 with you and service providers (or do the service ourselves) to keep your property operating at the highest standard.
We will review your property’s performance weekly, reading and responding to reviews, and constantly making updates to your listing, pricing, minimum stay, to boost bookings and stay atop the algorithms and competition.
Guest and Owner Experience are Key Metrics, so prompt and friendly communication is part of our hospitality mindset in everything we do. We’ll work with you to resolve issues quickly and professionally, to keep your property at the top of it’s game!
We’ll provide an owner statement each month with our key metrics and projections for your review and host office hours each week, so we’re always available.
